Acadia's Developer Corner

Greenville County has finally approved Acadia’s request for our next phase, The Chapel Overlook neighborhood. Our preliminary plat allows 64 single-family homes (cottages to estates) plus an amenity campus (tennis, basketball, playground).  Our infrastructure work (roads, water, sewer) can begin with the goal of offering final plat lots for sale by next fall.  In this meantime, Acadia will accept reservations for lots to be released in this new neighborhood.  

Acadia’s master plan allows for up to 650 dwellings, and since we began in 2006 over 260 homesites have been sold, 236 homes are occupied, and 24 homes are under construction.  In addition to the new Chapel Overlook neighborhood, Acadia currently offers 30 lots for attached homes (VillageHomes, TwinHomes & GateHouses) and single-family Pocket-Park Cottages in our Somes Village neighborhood

The AOA Corner

The Acadia Owners Asso. (AOA) appreciates all the committee and volunteer work that Acadians have contributed to our community.  Your volunteers on the AOA Board have developed proposed amendments to our CCRs, to help us better manage as our community grows. The AOA Board sent out on June 17th a request for your Review & Comment of these proposed amendments. These documents with comparison review versions are still available on the Homeowners portal on the community’s website, www.AcadiaSC.com. The Proxy/Ballot is there too for your convenience. 
 
The Board asked for written comments by July 15th. Many of you have responded, thank you. Several have asked for more time to comment, given summer travel, etc The Board will accept written comments up to July 30th. After review of comments with counsel, and circulation of a summary with any further proposed revisions, a special meeting to vote on these amendments will then be scheduled for a Saturday date after Labor Day. Please forward any comments and your Proxy/Ballot to AOA office manager.

The Pet Committee

The pet committee has developed pet etiquette for Acadia, now posted on the Homeowners Portal of our Acadia website. We’ve installed a new, albeit smaller, fence at Cassie’s run. The fence is beautiful (Helene did a bit of damage) but is still a perfect place for small dogs to run free.

Our next project is another run area for larger dogs. We have discussed a few locations with the AOA and the developer, and we would appreciate more committee members to help organize Acadia’s pet life. Please contact me, Alison Jones, to volunteer I need and would love to have you on this committee!

The Events Committee

After a very successful first half of 2025, your Events Committee is in full planning mode to finish out the year. Our annual events St. Patrick’s Day, Cinco de Mayo and the Easter Egg Hunt were great fun and attendance increases every year.

The July Fourth Celebration last Friday was another record-breaking event. The annual festivities kicked off with a parade at the Pavilion, with wagons, bikes, trikes, scooters and golf carts decked out in their finest red, white and blue. The Piedmont Fire Department helped again this year, hosing off the waterslide, the star of the show for kids from 3 to 93! The annual tie-dying tent was a hit for creating your souvenir of the day. At 11:30 the grill was rolled out and the potluck picnic began at the pool with a record 300 hotdogs.

The Flamingo Fridays have been popular this year, with record attendance. Many
thanks to our volunteer hosts! Flamingo Fridays are a great way to meet and greet new neighbors. Our next one will be Friday, September 12.

We have had lots of fun with Game Nights, and plan on another this summer before the Fall season starts. What game would you like to play? Let us know.

Saturday, September 13, will see the return of Oktoberfest at the Acadia Pavilion! This is a favorite event, so mark your calendar now! Howl at the Moons will be back when the seasons change, and the Christmas Party is right around the corner.

Many thanks to the AOA members for a dedicated budget for our Events Committee. This helps make our events almost free to attend. Your Events Committee is filled with creative, energetic and fun volunteers! Without their tireless help we could not have the dynamic social calendar that sets Acadia apart from every neighborhood in Greenville! We would love to have you join us! If you would like to help us plan and implement any of our events, please reach out to Viviane Till. The more the merrier!

Court Updates

We completed our pickleball court resurfacing project last year, with 4 dedicated pickleball courts plus a shared court for tennis, pickleball, and basketball players. We’ve added windscreens and ball baskets to upgrade our courts. Additionally, our pickleball club members have donated money and are building a waiting deck on the far side of the courts.  

The longer-term plan is for dedicated tennis and basketball courts in the new Chapel Overlook neighborhood. This will allow the conversion of our remaining court into 4 additional pickleball courts.

Pickleball in Acadia

I am so thankful for everyone’s interest and support for pickleball in Acadia!  When Janet and I first started playing 3 years ago, a small group led by John Lumpkin and Jeff Hoffman had already gotten pickleball going here.  We had about 15 players back then.

Now, we have an incredible 106 players at all skill levels in our club! We have 11 regular events a week for all levels, and there’s still room for more.  Everyone has improved so much over the past couple of years.  Alison Jones and I still go to our events like Flamingo Fridays and Howl at the Moon, hoping to recruit more people to join us.

If you are interested, but don’t know how to begin, please just reach out to Bret Goodwin or Alison Jones. We would love to help you get started. We offer to teach the basics and expand your skills.  If you are a current player but want to learn more, or would just like meet your neighbors that play, we can help! We have Helpers at most of the skill levels. Alison Jones and Bret Goodwin are the overall administrators (and Level 3.5). Other Helpers include Carol Hedeen (2.0), Marianne Mayberry and Penny Bradbury (3.0 and Ladies 3.0).  We are looking for a Helper for 2.5 level.

Reservation System

Spond is a free app you can download on your phone.  It’s the official scheduling method for the pickleball courts. Mahjong, fitness and yoga groups in Acadia are also using the Spond app. If you would like to be added, please reach out to Bret Goodwin or any of your neighbors that are currently playing pickleball for an invitation to join after you have downloaded the Spond app at the links below:

Playground Committee

Playground Policies:
The Acadia playground (next to the Pavilion) is for Acadian residents, including their children and grandchildren (mostly ages 3-9). Guests should be with an Acadian resident. If they are not, please remind them of this policy, and leave it at that. If you are still concerned, you may report this to the AOA office manager. Also, please report any safety issues or incidents. For any emergency, call 911 before contacting the AOA office manager. A first aid box is located near the in the grilling area of the Pavilion.
 
Never leave your children unattended. Avoid injuries by monitoring all children as they play. Please, no rough-housing. The Pavilion bathrooms are for your family’s use, so please keep them clean. Please pick up your trash. You may bring your own chairs, or use the plastic ones provided, but please leave them in place when you leave. DO NOT let your children play on chairs; they easily tip. Please contact the AOA office to report broken chairs or damaged equipment.
 
Pets are not allowed within the wood chip area of the playground for safety reasons. Thank you.

Acadia Pool Pals

The Acadia Pool opened May 17th. We so appreciate our amazing team of Pool Pal Volunteers who open and close the pool area daily.

This season opened with lots of upgrades, including a replaster, rebuilt deck, roof repairs, replacement shingles on the siding, and latches on the bathroom stalls. Decks and furniture were pressure washed and cleaned, and the bathrooms got new shower curtains and refinished with new TP/paper towel holders.  

Last year’s installation of the FOB system means Acadia residents no longer have to sign in UNLESS you have guests. The sign-in sheets are still located at the concession area window. We also have the orange recycle bucket available for discarded aluminum cans which we donate to the SC Firefighters Burned Children’s Fund.

The Acadia Pool is one of our favorite amenities to enjoy. Let’s all work together to keep it clean and safe by following the rules and reporting any mishaps or violations to the Acadia office manager. Here’s to healthy and happy swimming.

Since June of 2024, 7 single family homes in Acadia have been listed and sold, which does not include custom built homes. These homes sold between $729,900 – $1,650,000, with an average price of $1,094,067.  The average days on market was 29 days. The average sold price per square foot was $301, with the low being $259 and the high being $341.
